Transfer Tax & Conveyance Fee Calculator

Throughout Ohio, a transfer tax and conveyance fee is owed toward transactions involving real property and manufactured homes. In Franklin County, the conveyance fee is $3 per every $1,000 of the real property or manufactured home sale price unless the grantor of the property is receiving the homestead exemption at the time of property transfer (see below for more information). Additionally, there is a $3 minimum conveyance fee and $0.50 transfer tax associated with all property transfers that are non-exempt from the conveyance fee. If a property is exempt from the conveyance fee, then only the $0.50 transfer tax is owed toward the property transfer.

For context, the $3 per $1,000 conveyance fee is made up of a $1 per $1,000 fee set by the State of Ohio and a $2 per $1,000 fee set by the Franklin County Board of Commissioners, which last updated its fee in August of 2019. If the grantor of a property receives the homestead property tax exemption at the time of property transfer, then the conveyance fee is reduced to a total of $1 per every $1,000 of the real property or manufactured home sale price due to the permissive fee established by the Board of Commissioners being waived.

This calculator can be used to compute the Transfer Tax and Conveyance Fees required to transfer ownership of a property in Franklin County. If the property transfer is exempt from the conveyance fee, then check the corresponding box to waive the fee. Alternatively, if the property’s living grantor or surviving spouse is receiving the homestead exemption at the time of transfer, then check the corresponding box for the reduced conveyance fee of $1 per $1,000. To verify whether a property is receiving the homestead exemption, perform a search for the property through the office’s online property search tool and view the “Homestead Credit” status beneath the “Tax Status” heading on the parcel’s Summary page.

The transfer tax and conveyance fee can be paid by cash, business checks, or cashier's checks payable to the Franklin County Auditor. The office does not accept personal checks and is only able to provide change for cash transactions. Additionally, please do not include payments to other county offices with your check.
